White Rock & South Surrey Real
Estate Community
Real Estate Investment and Home buying in South Surrey and White
Rock property markets: “Although White Rock is often thought
of as a great place to retire, the fact is it’s also a great
place to raise a family. It’s safe, it’s friendly
and there’s an abundance of community spirit. People really
care about each other here and their community,” says Mayor
Forster.
Live’ a vacation lifestyle. An article published by home
base on new real estate development communities in South Surrey/White
Rock and written by T. Rayson. “within the Peninsula there
is little land left other than redevelopment real estate White
rock and South Surrey projects, but the growth is coming in the
Grandview area,” says Bernie Scholz, president Homelife
Bernie Scholz Agencies. “this is a 2,200 acre area to be
developed in 5 phases with Morgan Heights, the pre-construction
South Surrey and White Rock homes we are selling as the first
phase,” he says. This collection of single family pre-sale
White Rock homes reflects a new classic modern architectural style
built by four premium companies: Benchmark Homes Ltd., Park Ridge
Homes, RAB, and Wallmark Homes. Watch for the South Surrey Morgan
Heights Enclave pre-sales White Rock townhome development offering
an exclusive collection of 129 townhomes. “the Grandview
area will have a mix of multi-family (condos and pre-construction
White Rock townhomes) and single family homes. In total they are
estimating 30,000 new pre-construction residents which will bring
in a variety of price ranges from starters to downsizers to the
upgrade buyer of South Surrey real estate,” says Scholz.
“It’s good for the community as it brings a healthy
mix of housing types to the White Rock real estate market community.
With the new Town Centre (including some upper scale retailers)
coming in, we do see the area changing to a more urban feel,”
he says.
Waterfront White Rock Property
As the saying goes: waterfront property will always appreciate,
no matter what the real estate market will bear. Isn’t this
absolutely true when it comes to waterfront White Rock real estate
market over the past decades. From the earliest community to its
revitalized urban centre nowadays, the White Rock waterfront property
communities are among the most scenic, boutique and high-end developments
in the entire Lower Mainland. Not only is waterfront White Rock
real estate very luxurious, but it also comes at a price too.
As one of the most expensive property markets in the Greater Vancouver
area, maybe after just West Van, the White Rock waterfront real
estate market is dotted with multi million dollar family homes
along the water, luxury and boutique condominiums and high-end
townhouses, many of which have great waterviews and possibly are
located just steps away from the waterfront seawall. With a vibrant
city centre and some boutique new waterfront projects coming up,
White Rock real estate is going to see another boom in the coming
years, especially because of its close proximity to the US border
and the ever growing South Surrey community. The White Rock waterfront
homes range anywhere from $1M for a big fixer-upper to large water
front mansions and estate houses that can cost you more than $15M.
These luxurious waterfront propery in White Rock and South Surrey
are occupied mostly by professional families and some by celebrities
and famous personalities. With an estimated thirty thousand new
pre-construction waterfront and waterview condos and family homes
coming to the White Rock real estate market in the next few years,
the city will see the biggest influx of new residents in recent
times. With this comes a more dense yet quiet neighbourhood while
the waterfront White Rock property will remain the last cusp of
country living lifestyle in this peaceful neighbourhood.
The History of White Rock and South Surrey Property
Communities
Emily Post would advise: you dare not ask a woman’s age
as it simply defies social etiquette. But a city on the other
hand, wants to shout it from, well, the rooftop deck. And in the
case of 50 year old White rock real estate, who celebrated a golden
anniversary in 2007, these rooftop decks come with sprawling homes,
and sea facing condos whose hugging hill terraced slopes rise
steeply from a sun soaked shoreline. Back in 1957, White Rock
real estate was the location and climate that helped define White
Rock as a holiday destination; many of the early homes were cottages.
With a population of a little more than 5,000 it was swelled to
over 19,500. Today, the White Rock real estate district by the
sea (borderd on the south by the US and Semiahmoo Bay –
Coast Salish for “half moon” and on the north, east,
and wet by the District of Surrey) embraces the same characteristics
five decades later, both attracting permanent residents and remaining
well positioned as a booming vacation White Rock real estate retreat.
The White rock pier, as it is graciously yet affectionately coined,
grandstands as the community’s lively social and recreational
hub, stretching a half km of well trodden wooden planks. It stands
in the warm, shallow waters of the Bay beyond Restaurant Row off
eclectic Marine Drive and serves as a unique esplanade for foot
happy locals and visitors. Restored to its current condition after
deteriorating and destined for demolition in the 70s, the famous
landmark has since been declared a heritage monument at White
Rock Beach, also known as West Beach close to South Surrey real
estate district.
Continue your stroll and follow the red brick road, actually
a two km oceanfront sidewalk, and soak in the dramatic views of
Mount Baker to the south, rising up out of Washington State. With
agreeable and blamy climes, White Rock real estate seizes the
most sunshine in the Lower Mainland and averages the lowest annual
rainfall with 1,050 mm (41 inches). The mercury hovers around
a comfortable 22 degrees in the summer and a tolerable 5 in the
winter. Undoubtely, it’s hard to miss the white rock landmark
that gave the community its moniker. The substantial mas tips
the scales at 486 tones (think four blue whales) and has anchored
itself along the rocky shoreline of waterfront White Rock real
estate in South Surrey community. It was kept white with an endless
assault of gull graffiti so much so, that 19th century mariners
used it as a navigational point, visible in all weather. It reamins
white today thanks to frequent applications of white paint courtesy
of the city parks department. Likely an archaic glacial deposit
receded thousands of years ago from the Coast Mountain Range,
legend defies this science.
The community of South Surrey/White Rock Real
Estate
A veritable catch all of casual eateries, fine dining, boutiques,
gelato, and ice cream parlors, pubs, fish and chips haunts, galleries,
and gift stores line marine Drive and makes for a full day of
hair splitting decisions. A stone’s throw over to Johnston
Road (152nd St) in real estate White Rock and along North Bluff
you’ll discover the main commercial area of South Surrey
property market. Here, several shopping malls and plazas within
walking distance of one another offer a wide variety of specialty
shops, sidewalk cafes, delis, bookstores and more. The popularity
of the White rock waterfront beach community real estate of South
Surrey district cannot be understated ,however, civic leaders
trust that the city, over time, will gain acclaim for its vibrant
White Rock town centre. “Over the next few years, we expect
the Town Centre in white Rock area will continue to be revitalized
through a number of new mixed use White Rock waterfront real estate
developments,” reveals the Mayor. “Meanwhile, the
area south of the hospital continues to offer new single family
pre-sales White Rock housing options. Whether you’lre looking
for a White Rock condominium with a view, a cottage by the beach
or traditional family home, you’ll find it in waterfront
White Rock real estate.” Independent from neighbouring Surrey
real estate since 1957, local maps clearly outline the perimeters
between the two: within the eight square km of White Rock real
estate the streets are named, and within 110 sq km of South Surrey
property district, the streets are numbered. With several redevelopment
White Rock real estate properties projects slated for the area
over the next few years, watch for new housing, shopping, dining,
recreation, and cultural opportunities to emerge.
Community Snapshot: South Surrey and White Rock
Region – Fun in the Sun
A great article by Leslie P. for the West Coast Homes Magazine
explaining the draw for home buyers for the White Rock and South
Surrey real estate communities. “With its enviable coimate,
great amenities and exciting new housing opportunities, the South
Surrey and White Rock real estate communities is being hailed
as the ideal place to live, work and play. According to the South
Surrey and White Rock real estate Chamber of Commerce, these two
municipalities are about Sun-Fun-Sea. This is a very appropriate
tagline for this region that is also known as the Semiahmoo Peninsula
where you could find it on any Lower Mainland map in the southwest
corner just north of the Peace Arch crossing into the United States.
White Rock real estate city is in the centre of the peninsula
where you will find a great mix of beaches, nature trails for
hiking and biking, parks, green spaces and lots of recreational
options. At only eight square kilometers in size, the White Rock
real estate district is completely surrounded by South Surrey’s
border, except the Semiahmoo Bay on its western side. With a temperate
climate throughout the year with much less rainfall than the rest
of the Lower Mainland, the White Rock region is a sleepy yet urban
community that is a favourite destination for residents, day-trip
visitors and Americans. Just off of Restaurant Row on Marine Drive
is the 1559 foot long pier that connects the 1.3 mile long Oceanside
Promenade in White Rock real estate where many movies have been
filmed. Some other key elements for people wanting to move to
White Rock and purchasing real estate and homes here is that education
and recreation are at the forefront of everything you can see
and do. Within such a small space, the White Rock real estate
municipal boundaries include nineteen elementary schools, three
secondary schools, and four private schools, not bad for a small
population with affluent residents. There are also three libraries
within the city as well numerous parklands that are protected.
The White Rock real estate market is hot and is primarily residential,
and according to the official community plan, that will not change
in the future. The latest and greatest in presale and under construction
real estate properties in White Rock property market is Bosa Properties’
Miramar Village, with its lovely plaza and 17 and 21 storey twin
condo residence towers which are a welcome addition for first
time home buyers and empty nesters. Commercial activity in the
form of retail and other services are also coming into the forefront
of White Rock real estate, mainly the Five Corners and Town Centre
districts. Between both White Rock and South Surrey, there are
numerous places to shop at either big box retail stores or boutiques
or even a mix of the two. In addition, some of the top ranked
Lower Mainland golf courses are situated in the South Surrey and
White Rock municipalities in addition to great waterfront trails,
hiking and biking paths and numerous parks for families to enjoy.
White Rock’s partner and neighbour is South Surrey and
is one of the Surrey real estate’s six town centres. The
total population as of the latest census is approximately 70,000
and the size of the South Surrey real estate district is roughly
110 sq km and is home to such neighbourhoods as the prestigious
Crescent Beach, new Morgan Creek master planned community and
Ocean Park. Unlike White Rock, South Surrey real estate has experienced
rapid growth over the past two decades and is forecast to increase
at a much faster rate than its neighbour in the next decade. Business
in this centre has been flourishing, showing a growth of 15 per
cent from 2006 to 2007. Some of the latest South Surrey real estate
developments include the remarkable new residential neighbourhood
called Morgan Heights. Formerly 196 acres of open fields, the
Morgan Heights South Surrey neighbourhood is now a thriving community
of more than 5,400 residents along the Highway 99 corridor and
combines commercial/residential and office space. Next door is
the Morgan Crossing retail district of South Surrey real estate
which is also home to several schools. Economically, the outlook
appears very healthy for the South Surrey area and there were
approximately 6200 jobs in 1991 which it is expected in increase
to 9300 jobs by 2021, which is a great sign for owners of real
estate in South Surrey property.

eating seabirds, whose droppings covered the rock, so much so
that 19th Century sailors used it as a beacon. The City of White
