Project Gets Green Light – Second Chance at Developing Unique

According to 24 Hours Vancouver, the pre-construction downtown
Vancouver Jameson House condominium tower that never got beyond
a hole in the ground, may have found a second life. However, it
is uncertain whether or not the pre-construction Vancouver Jameson
House condos will be built with the same design as before. The
real estate developers behind the luxury Downtown Vancouver condo
project at the Jameson House condominiums that were cancelled
last fall due to the global economic crisis may be resuscitated
as another Vancouver developer may come into the fold to help
fund the completion of the luxury residences. It’s been
quite a mess ever since the original builders from the local Pappajohn
family has been mired in a BC court battle with pre-sale Vancouver
Jameson House condominums home buyers who wanted to sue for damages
and their deposits returned. Now, with the recent news coming
that the Jameson House condo project may be revived, these current
homebuyers who purchased pre-construction Vancouver condominiums
are left wondering if the project will go ahead as planned with
the same design and floor plans, or if something entirely different
will be built. The Jameson House Vancouver located on Hastings
Street in downtown was billed as the high end beyond luxury development
that is designed by Noram Foster. From sweeping panoramic views
of the water, mountains and cityscape in addition to a fully automated
underground parkade where cars would park themselves, there was
nothing even close to the boutique nature of the pre-construction
Vancouver Jameson House condos at the time. However, the developers
ran into financial problems during the height of the financial
crisis last fall and the Jameson House was put on hold while the
developer applied for bankruptcy protection. Already approved
by the BC Supreme Court, the restructuring plans for the eventual
development of the Jameson House, Bosa Properties, another local
Vancouver developer, will step in and take a fifty per cent (half)
control of the Jameson House Vancouver condo project as of now.
However, the contentious issue right now regarding this restructure
of the new Jameson House Vancouver real estate development is
that the new developer, Bosa Properties, will need to hold onto
the intial deposits that were put down on pre-construction condominiums
by presale purchasers more than two years ago or even longer.
Now, some of the pre-sale Jameson House Vancouver real estate
buyers are wondering if the original plans are actually moving
forward, or if details of the new project are going to be kept
secret until much later. According to several pre-construction
Vancouver condo purchasers, this will make presale buyers more
aware of the potential problems that can arise when a developer
files for bankruptcies and the subsequent changes that are out
of pre-construction home buyers. Neither of the developers, including
Bosa Properties, were available for comment yesterday.
BREAKING NEWS: Downtown Vancouver Jameson House
Condo Developer seeks creditor protection as financing for 37-storey
mixed-use downtown development evaporates - Posted November 25th,

It looks like another downtown Vancouver real estate development
has been temporarily put on hold or cancelled as the Jameson House
by Foster and Partner Associates has sought protection from creditors
under the B.C. Supreme Court on Nov 14th, 2008. Currently, it
indicates that Foster and Partners is trying to secure financing
for teh Jameson House Vancouver downtown condo development from
Ernst & Young but that has not yet gone through. Back in December
of 2007, the pre-construction Jameson House condo high-rise tower
in the heart of Vancouver downtown real estate district broke
ground and the anticipated 37 storey tower was touted as one of
the most luxurious residences in the city. With almost fifty million
dollars in financing by mezzanine lenders and also a commitment
from HSBC, the Foster and Partners Jameson House Vancouver condo
highrise seemed to be fine. However, during the past summer of
2008, with credit financing and lending shrinking throughout the
world, the Jameson House condominium financing also ran dry. As
of May 2008, HSBC had only offered a loan of $165M which was later
dropped by $10M which Foster and Partners would have had to cover
through other forms of financing, which was not possible. By late
October, one of the mezzanine lenders for the downtown Vancouver
Jameson House condos put on hold indicated that they would freeze
the loan and ten days later, the creditors followed. As there
are many questions surrounding the possible cancellation of the
Vancouver condo put on hold at Jameson House downtown high-rise,
the report indicated that most of the liquid cash has been exhausted.
The total Vancouver real estate development project was to make
$240M with the presales of Jameson House condos already garnering
more than $155M. Jameson Development Group contributed $10M to
the project by thte top three creditors that include Rennie Marketing
Systems, Westpro Construction and Foster and Partner are said
to be owed more than $3M at this point in time. The recent cancellation
of Vancouver condo projects have put much fear in teh marketplace,
but hte Jameson House condominiums in downtown were already 65%
sold out with 144 condos sold with a targeted completion of fall
of 2009. Work stopped on November 12th. So as of right now, the
downtown Vancouver Jameson House condos are on hold until financing
is secured.
